Miles of forested valley and high peaks, right out your door
Blue River · Breckenridge · Summit County, Colorado

The wild side of one of Colorado's best mountain towns.

You'd be living above Breckenridge — minutes from a famous 14er and a string of alpine lakes, eighteen from a historic Main Street full of food, music and festivals. Here's the place you'd call home for a season.

Where, exactly

At the top of Quandary Village, in Blue River.

The cabin sits in Blue River — a quiet, incorporated mountain town just south of Breckenridge in Summit County, Colorado, tucked into the Tenmile Range at around 11,000 feet. The neighborhood, Quandary Village (also called North Star), climbs the flank below 14,265-foot Quandary Peak, one of Colorado's most-loved "fourteeners."

It's the wilder, quieter side of the Breckenridge area — more forest and mountain than condos and crowds — yet downtown Breckenridge, with everything a town can offer, is only about 18 minutes from the garage. You get the seclusion of the high country and the convenience of a world-class resort town, at the same time.

Blue River itself is residential and calm: no nightlife to speak of, just pine, the headwaters of the Blue River, and neighbors who chose quiet. It's the kind of address you settle into, not pass through.

Out the door

A 14er and a string of alpine lakes.

Some of the most beautiful, accessible high-country hiking in Colorado starts within a few minutes of the house.

Quandary Peak (14,265′)

The classic Colorado fourteener right above the neighborhood — a strenuous but achievable summit with views for a hundred miles. The trailhead is about five minutes away by car (summer parking reservations apply June–September).

McCullough Gulch

Waterfalls and a stunning alpine lake beneath Quandary — one of the area's most photographed short hikes (reservation parking in summer).

Mohawk Lakes & Spruce Creek

A ladder of waterfalls climbing to a chain of glittering alpine lakes — moderate, rewarding, and endlessly scenic.

Blue Lakes & the locals' path

The Blue Lakes and Monte Cristo Creek sit just up the road; and right behind the house, an unmarked, locals-only forest path climbs toward the Crystal Lake trail system — about twenty minutes to the plateau, with no public parking and no signs.

Trailhead and lake photos here are of the surrounding landscape and the property; we'd be glad to add dedicated trail photography. Cold-plunge and high-altitude hiking are undertaken at your own discretion and risk.

Historic Breckenridge — a real town, not just a resort.

Downtown Breckenridge is one of Colorado's oldest towns, born in the 1859 gold rush, and its Victorian Main Street is still the heart of it — more than 200 shops, restaurants and bars along a walkable, mountain-framed street. It manages the rare trick of being both a serious destination and a genuinely charming small town.

At the center, on the banks of the Blue River, the open-air Riverwalk Center hosts free outdoor concerts and a full calendar of festivals all summer, including the National Repertory Orchestra's twice-weekly performances from late June into August. Breck Create runs galleries and an arts district that keep the town interesting well beyond the slopes.

A year of things to do

  • Fourth of July — a 10K trail run, the Firecracker 50 mountain-bike race, and a classic Main Street parade.
  • Summer Beer Festival — 40+ breweries, live music and food.
  • Food & Wine Festival — top wineries take over Main Street Station and the Village.
  • Labor Day Rubber Duck Race — thousands of ducks down the Blue River, plus an art festival.
Two very different seasons

Whichever one you come for.

Summer & fall

  • Hiking the 14er and the alpine-lake trails out the door
  • Mountain biking, road cycling and the Firecracker 50
  • Fly-fishing the Blue River and nearby Gold Medal waters
  • Alpine coaster, ropes courses and the gondola at the resort base
  • Free Riverwalk Center concerts and summer festivals
  • Wildflowers, golden aspen in September, and long mountain evenings

Winter & spring

  • Breckenridge Ski Resort — five peaks, ~3,000 acres, 187 trails
  • The free BreckConnect gondola from town to the slopes
  • Two Nordic centers with 30+ miles of groomed cross-country & snowshoe trails
  • Snowshoeing right out the back door, sledding and snow tubing
  • Dog-sledding tours in the nearby Swan River Valley
  • Ice skating at the Stephen C. West Ice Arena, plus après on Main Street
Eating & getting around

Good food close, great food in town.

Close to home in the Blue River corridor you'll find local favorites — the Blue River Bistro, Canteen Taphouse & Tavern, South Ridge Seafood Grill — with the Dillon Dam Brewery a short drive north. In downtown Breckenridge, Main Street runs the full range, from casual burgers and pizza to upscale steak and international cooking, with craft breweries for après.

Living here, practically

  • 18 minutes from the garage to the edge of downtown Breckenridge and the Ice Arena.
  • Reliably plowed roads and trash pickup all winter — in our experience, town is no slower to reach in winter than summer.
  • A 4×4 or AWD vehicle is needed for the neighborhood in winter; the heated 3-car garage gives you a warm start.
  • Grocery and everyday shopping are easy in Breckenridge and nearby Frisco; major airports (Denver) are roughly a two-hour drive.
